How does purchasing a property from your site work?

1) Simply locate the parcel you would like to purchase and provide the initial payment (documentation fee and down payment). This secures the property in your name while we finalize the deal. 

2) I draft the land contract and purchase agreement to review with you and sign. 

3) Once the property purchase is complete, I will transfer ownership to you via a warranty deed recorded with the county.

Note: I offer a 60-day inspection period on all owner-financed purchases. If you have second thoughts, let me know and I’ll refund any principal payments toward the property, or allow you to roll your equity into another available property of your choosing. 

Are you a real estate agent?

I am not. I own every piece of property I sell and offer them to the public on my own behalf. This means there are no commissions for you to pay and no intermediaries for you to deal with. This allows me to provide you with extra flexibility on price and structure for both cash sales and owner-finance agreements. 

Can you help me look for a specific kind of property?

Sure thing! I work in several different areas within Oregon. If you are looking out of state, I am happy to connect you with a reputable land investor anywhere in the U.S.

Are their any hidden fees when buying land from you?

Nope. I pride myself on full transparency. All fees associated with the purchase of each property are listed. Every property is subject to a $150 documentation fee that covers the cost of preparing and executing the land contracts and filing the deed. Each owner-finance contract incurs a low monthly note servicing fee in addition to estimated monthly taxes.  I will itemize and review all fees with you prior to signing. 

How can you offer properties at such an affordable rate?

I work extremely hard to find great deals on undervalued land. I do this by purchasing properties directly from landowners who no longer have a vision for the property and are looking for a simple exit strategy. I pass these savings directly to you, enabling you to secure your property at a reasonable price while breathing new life into the parcel.  Win-Win!

How do I know if this is a safe way to purchase property?

Can I make improvements to the land and/or live on it during the finance period?

You can make minor improvements to the land (items not requiring a permit) with approval. You cannot reside permanently on the property during the finance period, as the deed remains in my business name until it is paid off. However, you can use at your leisure, to include camping for 21-days every 6 months in accordance with county ordinance.
